JAYNIC’S 2 MILLION SQ FT SUFFOLK PARK IN BURY ST EDMUNDS IS ALMOST FULL WITH JUST ONE SITE AVAILABLE FOR A 78,000 SQ FT WAREHOUSE

Property developer Jaynic has just one 5.32-acre site remaining at its two million square foot Suffolk Park in Bury St Edmunds with planning permission for a 78,100 sq ft warehouse building.

Development director Ben Oughton says: “Because the site has reserved matters consent, an occupier can have the warehouse developed and ready for fit out within nine months of start on site.

“We had expected Suffolk Park to take 10 years to develop out when we obtained outline planning consent and started construction of the park’s road infrastructure in 2017, but because of its prime location adjacent to the A14, the lack of supply and strong demand we could achieve it well within that time frame.”

With over 1.8m sq ft contracted so far at Suffolk Park it is the logistics destination of choice in the Eastern Region. Bury St Edmunds’ famous Greene King brewery leased a 160,000 sq ft warehouse on the park last year and in recent months has committed to moving its historic brewery out of the town centre to an adjacent plot at Suffolk Park.

In addition to Greene King, the park boasts a variety of production and distribution occupiers including Bleckmann, Skechers, M H Star UK Ltd, Unipart, Sealey, Treatt, and the East of England Ambulance Trust.

In 2017 Jaynic was appointed development promoter by residential developer Taylor Wimpey to promote its 114-acre commercial site within West Suffolk Council’s strategic allocation for a 168-acre development extension of Suffolk Business Park at Bury St Edmunds. 35 acres within this site had Enterprise Zone status.

In Bury St Edmunds major residential development is underway with over 5,000 new homes allocated and construction commenced, to help the town’s continued economic growth and accommodate an expanding workforce.

Suffolk Park is positioned close to Junction 44 and 45 of the A14, the main arterial route for the region, linking the Port of Felixstowe in the East with Cambridge, the M11 and the wider UK motorway network in the West.
